Confluence was selected to provide Project and Construction Management services for the Four Seasons Hotel and Private Residences Denver ‐ at $300MM, it was the largest private development in Colorado at the time.

Confluence managed the design of the Four Seasons Hotel and Private Residences to stay within the initial project budget, while also negotiating a stipulated sum contract with the builder. Through exacting management of the design and procurement, Confluence was able to reduce the hard cost from $211 million to $175 million without sacrificing the quality level of a luxury five‐star hotel. By analyzing the schedule and changing the design to accommodate the construction of the tower independently from the podium, Confluence was able to reduce the original schedule from 32 months to 30 months. This schedule reduction resulted in a $2.5 million savings in interest carry costs and general conditions. Confluence also managed directly the purchase and installation of $24 million of scope including millwork, plumbing fixtures, kitchen and laundry equipment, and the low voltage system.

Confluence worked with a diverse team—with locations in the US and Canada— including an executive architect, a design architect, two interior design firms, three engineering firms, and a dozen specialty consultants. The stakeholders on the project spanned the globe and included the developer, investors, the lender, the lenders monitor, underwriters and insurers, two banking institutions, The Four Seasons Hotels, and the residential buyers.

At the center of these diverse parties was Confluence, leading the development to deliver the 860,000 square-foot, 45-story project on time and within the original budget.
